Along with tenant representation and landlord representation, Bauch Enterprises also serves as a property manager. In this role, our CEO, Julie A. Bauch, handles all aspects of day-to-day operations of a client’s property to assure the building is well-maintained, placing maximum emphasis on the concerns and needs of the tenants, environmental health and safety, and implementing policies and procedures that coordinate with the owner’s goals and objectives. From establishing maintenance schedules to collecting rent, the responsibilities can vary greatly depending on the type of property.

Our comprehensive property management approach is focused on maximizing long-term, optimal results. Services provided include:

  • Fiscal: Ensuring all revenues due ownership are received in a timely manner; monitoring sales reports; providing monthly financial reports; analyzing and identifying opportunities to reduce operating costs; preparing annual management plan and detailed budgeting.
  • Tenant relations: Responding promptly and effectively to tenant or visitor concerns; assessing tenant satisfaction; collecting rent in a timely manner; ensuring policies are adhered to by all parties; maintaining tenant correspondence, files, and records.
  • Leasing: Negotiating lease terms; performing property showings; reviewing tenant qualifications and making recommendations; drafting and executing leases; property inspection and market assessment.
  • Maintenance: Establishing and implementing maintenance schedules; overseeing routine maintenance and cleaning activities; preparing work orders for snow removal, janitorial services, landscaping, etc.
  • Taxes and insurance: Arranging for insurance coverage; maintaining files on tax assessments, bills, and correspondence; obtaining and verifying real estate and property taxes; reviewing real estate tax bills and assessments.
  • Marketing services: Attracting ideal tenants through marketing and advertising; creating and maintaining signage; recommending strategies to maximize occupancy and rental rates.
